Custom decks vary widely based on size, shape, board grade, railing style, height off the ground, and site conditions. A small straightforward deck is a very different project than a large multi-level build with custom railing and integrated lighting, and the pricing reflects that. For most homeowners, yes. Pressure-treated wood costs less up front but needs sanding and sealing every two to three years, and it still weathers over time. Composite costs more initially but requires none of that maintenance. Over a 15-year window, composite typically comes out ahead once maintenance costs are factored in, and it holds its appearance the entire time. Pressure-treated can make sense for a short-term hold. For homeowners planning to stay, composite is the better long-term choice.
Yes, a permit is required for any new deck in New Jersey. We manage the full permit process, including drawings, submittal, inspections, and close-out. You won't need to sign anything at the township or coordinate with inspectors directly. Unpermitted decks create problems at resale and can affect your homeowners insurance, so this isn't a step to skip.
Most projects run 6 to 10 weeks from contract signing to final inspection. The first two to four weeks cover drawings, permits, and material orders. On-site construction is typically one to three weeks depending on size and complexity. Weather and township permit timelines are the two variables outside our control, but we build buffer into every schedule and keep you informed throughout.
On new builds this rarely comes into play, since we're starting from scratch. For refurbishing projects, we perform a structural inspection before providing a quote to avoid surprises. If any issues are discovered during construction, they're documented with photos, quoted as a written change order, and approved by you before any additional work begins. You'll never see an unexpected charge at the end of a job.
